OUR SERVICE
We are an Independent Insurance Intermediary specializing in Bed & Breakfast, Guest House and Holiday Home Insurance. Our service includes: advising and making a recommendation to you after we have assessed your needs (with the exception of online quotations and Commercial Legal Expenses which are non-advised sales); arranging your Insurance cover with insurers to meet your requirements; and helping you with any ongoing changes you have to make. As part of our service we will assist you with any claim that you need to make.

We act as your agent when we advise you on what cover and insurer will meet your needs; in assisting you with your claim and in assisting you with the completion of a proposal or statement of fact. We act as an agent of the insurer when we issue you with your policy and any certificates required.

We offer a range of personal and commercial insurance products. For home and landlords policies we will approach a limited analysis of the market in respect of new business and a single analysis of the market for renewals, whom we have selected for value and service. We can provide you with a list of insurers we offer insurance from if you require this information. For our Bed & Breakfast, Guest House and Holiday Homes Insurance, known as "Sleepeasy" we deal with one insurer and the policy is underwritten by Aviva Insurance Limited. We have delegated authority to issue policies for this product. For all other insurances, we will contact one insurer but will advise you where this is not the case.

CUSTOMER PROTECTION INFORMATION
Lyon Insurance Services Ltd is authorised and regulated by the Financial Services Authority. Our FSA Register number is 307845. We are permitted to advise customers; arrange deals and assist in the administration and performance of a general insurance contract; make arranges with a view to transactions and deal in general insurance contracts. It is our intention to provide you with a high level of customer service at all times. However, should you be unhappy with our service or have any cause for dissatisfaction we have a formal complaints procedure. In the first instance you should contact us by telephone or in writing at the above address. If you cannot settle your complaint with us, you may be entitled to refer it to the Financial Ombudsman Service.

We are covered by the Financial Services Compensation Scheme (FSCS). You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim. Further information about compensation scheme arrangements is available from the FSCS.

YOUR DUTY TO PROVIDE INFORMATION
It is your responsibility to provide complete and accurate information to insurers when you take out your insurance policy, throughout the life of the policy, and when you renew your insurance. It is important that you ensure all statements you make on proposal forms, claim forms and other documents are full and accurate. Please note that if you fail to disclose any material information to your insurers, this could invalidate your cover and could mean that part or all of a claim may not be paid.

SUMS INSURED
It is your responsibility as the client to ensure the adequacy of the sums insured under your policy and you may wish to commission a professional building valuation to assist in this regard. Where sums insured are inadequate, insurers will reduce the amount payable in the event of a claim.

INFORMATION ON COSTS
We will provide you with separate premiums for each of the individual products and services that we are offering.

We will normally accept payment by guaranteed cheque or by credit/debit card. You may be able to spread your payments through insurers' instalment schemes or a credit agreement through ourselves. Full details will be given to you when you purchase your policy.

In addition to the premium charged by insurers we normally make the following charges to cover administration. Renewals and arranging new policies £15; amendments £15 in addition to any additional premium; replacement certificates £15. Non UK residents may incur additional charges which will be disclosed at inception and renewal. Upon cancellation of a policy any refund will be paid net of commission and a £10 cancellation fee. Fees already paid at the outset of a policy are non-refundable. This is in addition to any charges made by insurers or intermediaries with whom we place business.

Where additional or higher charges are to be made, these will be disclosed to you prior to conclusion of the contract. Any fees applied to your policy are charged on, or spread across your policies with the exception of personal legal expenses policies.

On our Sleepeasy Scheme we have a minimum premium of £200 plus 6% IPT in respect of annual or short period policies. Where an annual policy is cancelled by you mid-term, insuers will charge short period rates for the full time you have received cover provided there have been no claims. Where there have been claims or in certain other circumstances e.g. you transfer the policy to another insurer mid-term, insurers may provide a nil or partial refund. This will mean that you will receive less than a pro-rata return of premium. Any return premium will also be net of the above cancellation fees.

We are remunerated by receiving a percentage of premium by way of commission which will be disclosed to clients on request. We may also be entitled to receive profit share/over-riders from insurance providers and premium funding providers.

CREDIT CHECKS
To make sure you get the best offer from insurers, now or at any renewal or at any time and to protect their customers from fraud and to verify your identity, insurers may use publicly available data which they obtain from a variety of sources, including a credit reference agency and other external organisations. Their search will appear on your credit report whether or not your applications proceed. As well as these searches insurance companies may use a credit check to ascertain the most appropriate payment options for you. This credit check will also appear on your credit report whether or not your applications proceed.

CLIENT MONEY/RISK TRANSFER
Lyon Insurance Services Ltd act as agent of insurers for the collection of premium. This means that our premiums are treated as being received by the insurer when received in our bank account and the insurer will bear the risk for any losses that may arise from the failure of our firm.

Lyon Insurance Services Ltd hold insurer monies in a trust account which means that whilst we have legal ownership over such monies, this remains for the beneficial ownership of our clients. We may pass the money you pay us to another intermediary. We will only do this if it is a necessary part of the process of arranging cover for you.

In certain circumstances we may place your risk with an intermediary or insurer outside the UK. If you object to this you should notify us immediately otherwise your agreement to place business in this manner and acceptance of these Terms of Business will constitute your informed consent. Please note that in these circumstances the legal and regulatory regime applying to the insurance intermediary or insurer may differ from that in the UK and consequently if the insurance intermediary or insurer fails, the premium may be treated in a different manner from that which would apply if the premium was held by an insurance intermediary or insurer in the UK.

RENEWALS/CANCELLATION/CLAIMS
You may be entitled to cancel your policy within 14 days of policy inception or receiving full documentation, details of which will be given to you when you take out your policy.

When you pay your premium by direct debit on policies other than "Sleepeasy" insurers will automatically renew your policy unless you advise us to the contrary.

Certificates and other policy documentation will not be released to you until we are in receipt of full payment of the policy premium(s). In these circumstances we will ensure that you receive full details of your insurance cover and will provide you with and documents that you are required to have by law.

In the event of a claim please report all incidents to our office as soon as possible and we will forward you a claim form and advise you what to do next.

CONFLICT OF INTEREST
There may be occassions when a potential conflict of interest arises. If this happens, we will inform you and obtain your consent before we carry out your instructions.

CONFIDENTIALITY
All personal information about you will be treated as private and confidential. We will only use and disclose the information we have about you in the normal course of arranging and administering your insurance, and will not disclose any information to any other parties unless required to do so by law. We may use information we hold about you to provide information to you about other products or services we feel may be appropriate to you.

Under the Data Protection Act 1998 you have the right to see personal information about you that we hold in our records. If you have any queries please write to us at the above address.

We are able to quote for properties located in the UK.
